Why is my foundation settling?

Foundation settlement is most often caused by expansive soil, leaks under your foundation , or poor drainage around your foundation. All of these problems add up to one thing: soil that cannot support the weight of your home. Slowly your foundation will start to sink and you’ll notice the signs around your home such as:

These symptoms can result in major structural damage, and all of them mean that your concrete slab foundation is sinking.

Why will slab piers help my foundation?

Slab piers are designed to bypass the soil that cannot support your foundation and dig deep into strong earth that provides good support. They can be installed year-round and help fix your foundation with minimal disturbance to your everyday routine.

Slab piers also lift your slab foundation back to its original position, solving many of your foundation problems without the aggravation of having to replace the entire slab. Slab piers directly address the issue of insufficient soil by passing the poor soil and using the good soil beneath it. Replacing a concrete slab ignores the soil problems, and your new foundation will end up settling again.

Slab Piers vs. Foam

CNT Foundations prefers to use slab piers over foam because slab piers are permanent, lifetime solutions where foam like polylift or polylevel do not last. We have the largest toolbox of foundation repair solutions in South Carolina, which means that we don’t have to settle for any franchise-pushed projects that don’t have a lifetime warranty.

Slab piers are helical piers that are driven through the slab and then bracketed to the bottom of the slab. The slab no longer depends on underlying poor soil for support because it has been transferred to more competent soil. Polylevel, or polylift, is a relatively new product in the foundation repair market. This foam is great for small applications on sidewalk or pool deck projects that do not require a lifetime guarantee, but when it comes to your building’s slab, we choose to use slab piers to achieve a lifetime of future enjoyment.

Mudjacking, polylevel, and polylift are great solutions if you just need to fill the voids between your slab and underlying soil without needing to reinforce the poor soil on which your slab is sitting. If your slab settles due to soil consolidation or poor soil, mudjacking and foam products will not cure these foundation issues. They will temporarily lift the slab back into place but the underlying problem of poor soil will still impact your slab.
